Successful GWO: 132 new rental apartments and record dividend!

Laupheim, Deutschland - The cooperative for Housing Bau Oberland (GWO) gave a strong sign of life in its 75th year. Board of Directors Jörg Schenkluhn reported at the 41st representative assembly about a financially successful year, in which the GWO not only completed 132 new rental apartments, but also opened with a considerable dividend. A total of 210,000 euros were distributed to the members, which reflects the anniversary dividend of 7.5 percent. However, these gratifying news comes against the background of rising construction costs and interest rates that burden projects in the region.

The construction costs have increased by up to 30 percent in the past four years and meant that many projects, including the “at the pledge” in Bad Waldsee, had to be postponed or even canceled. Schenkluhn criticized the inadequate housing subsidy and the complex application processes that inhibit the urgently needed housing in the region. The number of approved apartments in 2024 fell by 24 percent to only 26,969.

In the middle of these challenges, the GWO not only created new apartments, but also focused on energetic renovation. Investments of 5.8 million euros flowed into the modernization of the inventory, which could reduce energy consumption by 9.5 percent compared to the previous year. The GWO thus shows that economic success and environmental awareness can go hand in hand. The rental prices rose to 8.30 euros per square meter, which is considered moderate in view of the market development.

Another positive sign is the completion of the “Palmhof” project in Ulm-Wieblingen, where eight out of a total of 25 apartments have already been obtained. So far, over 400 apartments have been built since 2018, of which 353 are available as rental apartments. Overall, the GWO manages around 1,937 rental apartments on an area of ​​133,089 m². These successes are also an indication that cooperative living is still trendy, especially since the Federal Government supports initiatives to promote housing cooperatives, such as a program for low -interest loans to purchase cooperative shares.
