New high -rise in Waiblingen: Refurbishment starts soon - costs rise!

Waiblingen, Deutschland - in Waiblingen something is happening - the district office is about to be converted shortly. The new building on the former parking deck at the Alten Postplatz is almost completed. But now the renovation of the high -rise from the 1950s is focused on. The district council recently decided on awarding for the necessary shell construction work, carpentry and timber construction work. Overtime is also announced for the windows and exterior doors. The start of construction for the construction of the construction site should already be in October, as [ZVW] (https://www.zvw.de/lokales/waiblingen/waiblingen-endlos-bauste-baße-bald-werd-werd-hochhaus- Sanated_arid-978464).

But the story does not end here. The redevelopment costs of the high -rise building, which was built in 1957, seem to shoot heavily. Overall, the costs are estimated at around 23.3 million euros, which is almost a small blow to the account for finances in the Rems-Murr district. In fact, the total cost of ongoing projects has risen to 99.9 million euros, which is 11.7 percent above the original budget, such as Stuttgart News.

challenges and opportunities

It is no secret that the construction industry is currently under pressure. Increasing material costs, high interest rates and a lack of skilled workers are attributable to construction. According to [Baukatastrophen] (https://baukatastrophen.de/magazin/baukrisein-in-deutschland-her challenges- and- effects--wirtschaft_14225), this could also have an impact on the current construction projects in Waiblingen. The companies are required to face these challenges. So far, 88 percent of the total amounts have already found a new owner in the district, but the aftermath of the Ukraine secretary and the increasing construction prices do not remain without influence on the award.

The members of the Bundestag are already obliged to create targeted measures, such as simplifying approval procedures and tax incentives. But the smaller craft businesses in the area of renovation are also less affected by the crisis and rely on their flexibility in order to react quickly to new market conditions. As it looks, the companies with fewer than five employees have the right hand for the future of building.

A look into the future

For the residents of Waiblingen, this means that a comprehensive and modern renovation of the district office is launched, which is also to create additional space for the administration. With a new office concept, the creation of 60 additional workplaces is planned, and all of this without the seventh upper floor, as the district council recommends. A planned lounge area with a roof terrace on the sixth floor could be a highlight of the new design.

The renovation itself will take a planning phase of about one year and a construction period of around 18 months. If everything goes according to plan, the high -rise could open its doors again in mid -2026. The other administrative properties in Schorndorf and Backnang are also on the to-do list, whereby the renovation in Backnang is also estimated at just under 3 million euros. This shows that Waiblingen is not only on the right course, but also has a good sense of the challenges of the future.
