New building plans in Musberg: Residents defend themselves against high-rise project!
In Musberg, a district of Leinfelden-Echterdingen, there is a loud topic up for debate: the construction of new high-rise buildings on Bunsenstrasse. At an information evening recently held in the Filderhalle, numerous residents expressed their concerns about the plans to rise north and south of the street. Many residents fear that the new buildings could cast shadows on their apartments and criticize that the city is too responsive to the wishes of investors, namely the Strenger and BPD companies. The possibility of noise from technical systems on the roofs also raises questions.
The residents' objection is countered by a report that shows that even if some apartments will enjoy fewer hours of sunshine, these will still remain within the legal framework. The distances between the new buildings and neighboring buildings correspond to the requirements of the state building regulations. However, some residents are planning to take legal action against the project because they do not want to take concerns about shadows and noise emissions lightly.
The mayor and planning office emphasize the need for housing
The city's planners, including Mayor Benjamin Dihm and Head of Planning Department Philipp Schwarz, point out how urgently new housing is needed. Around 95 apartments at heights of three to seven floors are to be built in the northern construction site, while 129 residential units are planned in the southern construction area, of which at least 20 percent will be subsidized housing. This means that a total of up to 600 people could find space in the new apartments. The city administration also sees advantages here, as the conversion of commercial areas into residential areas could help reduce noise limits in the area.
However, there are concerns that predominantly expensive housing will be built, prompting residents to raise their voices and submit comments by December 5th. These are then examined by the city and incorporated into the decision-making process. Ultimately, the final decision rests with the local council, which can also make possible changes to the plans.
New residential area in Stetten is taking shape
The construction site covers around 4,260 square meters and the infrastructure is rounded off by a private underground car park. The design of the apartments is modern, with floor-to-ceiling windows, loggias and terraces. The sunny location on the fields and the proximity to important transport connections make the project extremely attractive for future residents. BPD, the developer, already took delivery of the property in winter 2021 and the project is currently in the preparatory phase, so the first construction work could begin in the near future.
Residents enjoy the prospect of fresh living space in a region that places great value on quality of life. Whether in Musberg or Stetten, a lot is happening.
